When the price is formally agreed, we will proceed to sign all the necessary RERA forms and sale purchase agreement.
• After the buyer and seller sign the Memorandum of Understanding (MoU), the buyer pays a deposit as a guarantee to complete the transaction within the agreed timeframe.
• If the buyer opts for home finance, the bank or finance company conducts a property valuation to ensure the sale price is fair, which determines the approved loan amount.
• The seller must obtain a liability letter from their bank, after which the buyer’s bank settles the seller’s outstanding mortgage.
• The buyer and seller meet at the developer’s office to apply for a No Objection Certificate (NOC).
• The developer issues the NOC upon payment of the required fee and confirmation that all service charges have been cleared.
• Once the NOC is issued, both parties visit a Dubai Land Department–approved registration trustee office to officially transfer ownership.
• The purchase price is paid via manager’s cheque, and after completion of the online formalities, a new title deed is issued in the buyer’s name
